Newer homes, newer problems: hardware and window screens
Where a house is recent, its windows are usually vinyl casements or sliders full of moving parts: cranks, hinges, locks and keepers. These wear or drift long before a frame gives out, and each can be replaced or reset on its own.
A draft at a newer casement is often a sash that no longer pulls tight. Seal tape hides that for a winter; adjusting the hardware or renewing the weatherstripping fixes it. Water in a basement window well is usually a drainage problem; see basement windows.
Patio doors that stick or leak air
Builder-installed sliding patio doors usually need adjusting, not replacing, as a house settles:
- Rollers and track: a door that drags or jumps has worn or low rollers, or grit in the track.
- Latch and lock: once the door drops, the latch misses its keeper; raising the rollers often lines it up again.
- Weatherstripping: a whistle at the interlock means worn pile strips, replaced without touching the glass.
An early fogged unit: check the warranty first
Haze between the panes means the seal of the thermal unit has failed. Local glaziers say thermal unit; others say sealed unit. It is the same piece of double or triple glass.
In a newer window, find the paperwork before paying for anything: window makers often warranty the sealed unit, and a new house may carry the builder's warranty too. Photograph any code printed on the metal spacer between the panes, and the frame label. Out of warranty, a new unit in the existing frame is usually the fix. Kids, pets and window screens
In a family house, window screens take the most wear: a dog at the patio screen, a child leaning on a bedroom screen. Most are rescreened in their own frames, and heavier pet-resistant mesh suits the ones animals reach. Bent frames are rebuilt to size. See window screen repair.

Can a builder-installed patio door be adjusted rather than replaced?
Usually. A sliding door that drags, sticks or stops latching in a newer house nearly always needs its rollers raised or replaced, its track cleaned, or its keeper moved. The dog keeps pushing through a window screen. Is there tougher mesh?
Yes. Pet-resistant mesh is heavier than standard fibreglass and stands up far better to paws, though it is slightly less see-through. It suits patio screen doors and low windows. A straight frame is rescreened; a bent one is rebuilt to size. Say which screens the dog reaches, with a photo of each.
Water is pooling in a window well in Cataraqui North. Is the window to blame?
Usually not at first. Water gathers in a well when its drain is blocked, the ground slopes toward the house, or there is no cover. The window matters once water sits against it: a failed seal or gap in the caulking lets it through. A pro can check and reseal the window; drainage may be a separate job. See basement windows.
We've already bought a replacement patio door. Will a pro install it?
Some will and some won't, so say so on your request. A pro who agrees will want to see the door and the opening first, to check the size and look for damage. The product warranty stays with the seller; ask the installer how their workmanship is covered, in writing.
