Window, screen and door repairs across your Kingston rentals

Close to half of Kingston households rent, in housing that is often very old or very new: pre-First World War houses near Queen's, and purpose-built apartments going up now. Both produce the same list of torn window screens, cracked panes, fogged thermal units and sticking patio doors. We connect landlords and property managers with independent local pros who quote a list together and work around tenants.

Common jobs

What Kingston rentals need most

Nearly all of these are parts, not whole windows.

Window screens

Torn or missing after move-out. Frames are re-meshed or made to size; see window screen repair.

Cracked panes

Old wood sash can be reglazed; newer windows take a thermal unit made to measure.

Patio and balcony doors

Dragging or won't lock: usually rollers or a latch. See sliding door repair.

Closet doors

Worn rollers or a cracked mirror panel, replaced on their own. See mirrored closet doors.

Fogged thermal units

The glass unit can usually be replaced without a new window.

The calendar

Planning around the academic year

Many rentals near Queen's and St. Lawrence College follow the academic calendar: tenants leave in spring and new ones arrive for the fall term. In the University District, where most houses predate the First World War, that gap is the easiest time for glass and window screen work.

Custom pieces set the pace. A thermal unit or an odd-sized sash pane is made to order, so have it measured early in the gap. The rental turnover guide has a move-out checklist.

Sending a list

How to send a multi-unit request

  1. List addresses and units

Each property, the unit numbers and the jobs in each.

  2. Add photos and sizes

A photo per job, with width and height for window screens and glass.

  3. Say how access works

Vacant or occupied, lockbox or superintendent, and the dates that suit.

  4. We pass it to one pro

A local pro who takes on multi-unit work quotes the list. Start with the quote form.

Batching

Batching work across units and buildings

One visit per house or floor beats a string of single calls.

Urgent first

A broken pane or a door that won't lock goes first; window screens and rollers join the batch.

Access

Access, tenants and scheduling

You arrange tenant access as usual, and the pro works to your times. Tenants should report a broken window to the landlord first; the pro needs the owner's go-ahead.

Common areas

Common-area and lobby glass

Newer buildings add lobby doors, vestibules and stairwell windows. A lobby door that won't latch leaves the building open, so it goes first; see commercial glass door repair and the commercial glass overview.

The baseline

A simple standard for every unit

Queen's off-campus housing guidance expects a rental to be reasonably free of drafts, with working window screens and doors that lock securely; see the Queen's property standards guide. It makes a sensible turnover checklist for any tenant.

On licensing: Council approved a rental licensing pilot for Sydenham and Kingscourt–Rideau in principle in 2024, but in September 2026 the City's licences page lists short-term rental licensing only. Check the rental licensing page for its status.

Owners away

Photo-first for owners out of town

Own a Kingston rental but live elsewhere? Photos from a tenant or manager can carry the first quote; the pro confirms sizes on site and you approve the quote.
